Alderwood Heat & Cool Pros covers a ring of roughly 25 minutes around Lynnwood. That takes in the cities that share a border with it, Mountlake Terrace and Edmonds, and the next ring out: Mill Creek, Bothell and Mukilteo. Those six cities, all reachable without a ferry or a trip into Seattle traffic, are where we answer the phone 24 hours a day at (321) 478-0693.

Several communities inside that ring don’t get their own page because they are covered straight from Lynnwood. Alderwood Manor, North Lynnwood and Martha Lake are unincorporated, but their residents use Lynnwood mailing addresses and search with “Lynnwood”, so the Lynnwood HVAC page and every service page already speak to them. Meadowdale sits between Lynnwood and Edmonds, and Brier, a small city of about 6,500 tucked between Lynnwood, Mountlake Terrace and Bothell, is a few minutes from any of them. If your address is in one of those places, you are in our area.

The housing changes as you move around the ring, and so does the work. Edmonds and Mountlake Terrace are full of postwar and 1960s to 1980s homes that were built without air conditioning. Mill Creek and Harbour Pointe in Mukilteo are master-planned neighborhoods from the late 1970s onward, with larger ducted homes whose original furnaces are reaching replacement age. Bothell runs from older houses near downtown to new townhomes, and it straddles a county line.

Cities we serve around Lynnwood

Each city at a glance: drive time, utility and permit office

Three things change as you move around the ring: how far the contractor drives, which utility serves the house, and which office issues the mechanical permit for a replacement.

Natural gas is Puget Sound Energy everywhere in the ring. Permit offices are typical for furnace, heat pump and AC replacements; the installing contractor confirms and pulls them.

Which utility serves your address

It sounds like a billing detail, but it decides who you call about a gas smell and which rebates a heat pump or ductless project can use.

Snohomish County PUD (electric)

Supplies electricity to Lynnwood, Edmonds, Mountlake Terrace, Mill Creek, Mukilteo and the Snohomish County side of Bothell, including Canyon Park. Its heat pump rebates are aimed at electrically heated homes, so they matter most for baseboard-heated condos and homes on electric furnaces.

Puget Sound Energy (gas, and electric in King County)

Supplies natural gas across the area, so it is the utility to call first about a gas smell. In the King County half of Bothell, PSE is also the electric utility, which changes which rebate programs apply to a heat pump project there.

Program rules change, so check the current details in our guide to heat pump rebates in Snohomish County before you sign anything.

The same services in every city

Wherever you are in the ring, the promise is the same: a person answers 24/7, an L&I-registered and insured HVAC contractor is dispatched, and you get the price before any work starts. Arrival time depends on distance, traffic on I-5, I-405 and Highway 99, weather and call volume, so we give you a realistic window when you call rather than a promise nobody can keep.

Service area questions

Do you cover Alderwood Manor, Martha Lake and North Lynnwood?

Yes. These unincorporated communities use Lynnwood mailing addresses and get exactly the same 24/7 service as homes inside the city. The one practical difference is paperwork: furnace and heat pump permits there go through Snohomish County rather than the City of Lynnwood, which the installing contractor handles.

Do you serve Everett, Shoreline or Kitsap County?

Not at the moment. Our coverage is the ring of about 25 minutes around Lynnwood listed on this page. Silverdale, Port Orchard and the rest of Kitsap County are a ferry ride away, and Everett and Shoreline sit outside the ring. If you are close to an edge, call (321) 478-0693 and we will tell you straight whether a contractor can reach you.

How long will it take a contractor to reach my address?

It depends on where you are, the time of day and how busy the night is. Drive times from Lynnwood run roughly 8 to 25 minutes across the six cities, but I-5, I-405 and Highway 99 traffic, snow and windstorms all change that. When you call, we give you a realistic window rather than a promise nobody can keep.

Still have a question, or need help right now?

Not sure if you’re covered?

If you are within about 25 minutes of Lynnwood, call and ask. You’ll get a straight answer on whether a contractor can reach you and roughly when.
